Management Fees and Pricing

Our pricing is competitive with property managers in the area, however with us, you benefit from the added value of years of property management experience.  We are professional and trustworthy which ensures our owners and tenants are satisfied.  In addition, we make sure our clients know what to expect up front, with no hidden fees or surprises. Our customers value the services we provide, for a fair price.



  • SCL Properties, Management Fees are typically 10% of the gross collected rents. 
  • There is a $125.00 Upfront New Management Fee for vacant properties
  • There is a $150.00 fee for all renewed leases. We will handle all day to day tenant and maintenance issues.

Lease Up Services

With lease up only, we lease and you manage. We will handle the marketing, showings, tenant screening, and move in, than turn it over to you to manage. This is an economical alternative to the high cost of advertising, and marketing as an individual.
 This option allows you to hire us to market your property, and then turn it back to you to manage.  This program allows you to leverage our extensive investment in Marketing, Screening, and Tenant Placement. We lease, do the paperwork, and return the lease, and deposit to you. What this all means is:

Lease Up Services Fees


The cost savings to you is substantial compared to you identifying, contracting, and obtaining all of these marketing tools individually, and assumes your time is also valuable.

  • $200.00 Upfront Marketing Fee
  • 75% of First Months Collected Rent To Procure Tenant

HOA Management


  • Management Services: 15% of Gross Monthly Dues
  • One Time Fees:
    • File, Accounts & Webpage Set Up - $275.00
    • Capital Expenditure Project Management - 10% of Project Cost
  • On-Going Monthly Cost:
    • Supplies, Newsletters, Postage - Billed at cost
